Land Use, Zoning & Development
Hellmuth & Johnson’s land use, zoning, and development attorneys routinely advise clients regarding municipal zoning ordinances and land use regulations, assist clients with obtaining governmental approvals and permits, and negotiate agreements related to subdivision and development of real estate. Their experience working with industry professionals and government staff enables them to anticipate issues and requirements and efficiently guide their clients from the preliminary planning stage through project completion.
The Hellmuth & Johnson team works collaboratively, drawing on its members’ diverse experience, such as:
- Serving as city attorney working with city planners, city engineers, and community development directors regarding subdivision, zoning, land use, and development matters and providing legal counsel at planning commission and city council meetings.
- Drafting development agreements, planned unit development (PUD) agreements, conditional use permits, variances, easements, license agreements, assessment agreements, and ordinance amendments for cities.
- Chairing a city planning commission and conducting public hearings regarding applications for subdivision, platting, and development approvals.
- Chairing a city board of adjustment and appeals, conducting public hearings regarding applications for variances and conditional use permits, and hearing appeals of administrative decisions.
- Representing owners, developers, purchasers, and lenders regarding commercial, retail, office, mixed-use, industrial, multi-family, and residential development projects.
- Assisting clients with various economic development and tax incentive programs, such as tax increment financing and business subsidy agreements.
Our land use, zoning, and development practice is complimented by our related work in the areas of business and corporate law, real estate purchases and sales, leasing, financing, construction law, and homeowner associations.
